Studio Sharing & Policies
Can I share my studio with another stylist?
No. Each studio is leased to one individual professional. Studio sharing is not permitted under our lease terms. This policy ensures that each tenant has full control over their private space and that our suites remain truly private for both you and your clients.
Can I have an assistant or helper work in my suite?
You may have a licensed professional assist you in your studio; however, they must also be a licensed beauty professional and may not perform services independently. Please speak with management for details on your specific situation.
Can I sublease my studio?
No. Subleasing is strictly prohibited. Your studio is for your exclusive use for the duration of your lease. If you need to vacate your studio, please contact management to discuss your options.
Leasing & Getting Started
What is included in my studio lease?
Your lease includes a private, lockable studio with its own entrance, utilities (electricity, water, internet/Wi-Fi), 24/7 building access, use of common areas and shampoo bowls (where available), and on-site management support. Studios are furnished with the essentials to get you started.
What are the lease terms?
We offer flexible lease terms to accommodate your needs. Leases are available in 26-week or 52-week terms. Contact us or schedule a tour to discuss current availability and pricing at your preferred location.
How much does it cost to rent a studio?
Studio rental rates start as low as $235 per week depending on the location and studio size. Rates vary by location and availability. Schedule a free tour to get current pricing for your preferred location.
What do I need to get started?
To lease a studio at Image Salon Studios, you need to be a licensed beauty professional with a current, valid Texas state license. You'll also need to complete our leasing application and provide proof of your license. We'll guide you through the rest of the process.
Do I need a business license?
As an independent studio tenant, you are operating your own business. Depending on the services you offer, you may need a mini-salon license from the Texas Department of Licensing and Regulation (TDLR) in addition to your professional license. We recommend visiting the TDLR website or speaking with management for guidance.
Is there a security deposit?
Yes, a security deposit is required at the time of signing your lease. The deposit amount varies by studio size and location. Half of the deposit is refundable upon the end of your lease provided the studio is left in good condition.
Studio Access & Facilities
What are the building hours?
Tenants have 24/7 access to the building and their studio using their private key or access code. You can see clients at any time that works for you and your schedule — early mornings, evenings, or weekends. You're in control.
Is parking available?
Yes, all three of our locations offer ample free parking for both tenants and their clients. Parking is available directly at each location.
Is the Wi-Fi included?
Yes, high-speed Wi-Fi is included in your studio lease at no extra charge. You can use it for music, booking apps, client communications, or whatever you need to run your business.
Can I decorate my studio?
Yes! Your studio is your space and we encourage you to make it your own. You are welcome to decorate and personalize your studio to reflect your brand and create the environment you want for your clients. Please speak with management regarding any permanent modifications.
Are shampoo bowls available?
Each studio comes with its own private shampoo bowl — no sharing required. Contact us or schedule a tour at your preferred location to learn more about the specific amenities available.
Running Your Business
Can I sell retail products in my studio?
Absolutely. One of the major advantages of leasing your own studio is the ability to sell retail products and keep 100% of the profits. You can stock and sell any products that complement your services — no commission or percentage given to anyone else.
Do I set my own prices?
Yes. As an independent business owner, you set your own service prices, create your own menu, and keep everything you earn. You are in complete control of your business.
Do I set my own hours?
Yes. With 24/7 building access, you set your own schedule entirely. Work mornings, evenings, weekends — whatever is best for you and your clients. There are no required hours or schedule restrictions.
How do I handle my own clients?
You manage your own client appointments, communications, and payments independently. You can use any booking system or app you prefer. Image Salon Studios is your private studio space — your client relationships are entirely your own.

How many locations do you have?
We have three locations: our Houston Royal Oaks location at 11693 Westheimer Rd with 59 private suites, our Sugar Land First Colony location (ISS 1) at 15315 Southwest Freeway with 97 private suites, and our Sugar Land ISS 2 location at 15421 Southwest Freeway with 26 private suites.
Are all locations the same?
Each location has its own character and amenities, though all share our core commitment to professional, well-appointed studios. Studio sizes, number of suites, and specific amenities may vary by location. We recommend scheduling a tour at your preferred location to see it in person.
Houston – Royal Oaks
Where exactly is the Houston location and how do I get there?
Our Houston location is at 11693 Westheimer Rd, Houston, TX 77077, inside Royal Oaks Village 2 — a well-known shopping center on the Westheimer corridor between Eldridge Pkwy and Dairy Ashford Rd. It's highly visible from Westheimer and easy to reach from the Beltway (Sam Houston Tollway) or I-10. If you're coming from the Energy Corridor, just head west on Westheimer and look for Royal Oaks Village 2 on the right.
Is there parking at the Houston Royal Oaks location?
Yes — our Houston location has ample free surface parking directly in front of and surrounding the building within Royal Oaks Village 2. Both tenants and their clients can park at no charge. The lot is well-lit and accessible at all hours since tenants have 24/7 access to the building.
What landmarks or cross streets are near the Houston location?
The Houston studio is on Westheimer Rd between Eldridge Pkwy and Dairy Ashford Rd, just minutes from the Energy Corridor and Briargrove area. Nearby landmarks include the Sam Houston Tollway (Beltway 8), Costco, and a variety of retail and dining options within walking distance inside Royal Oaks Village. This central location is convenient for clients coming from Memorial, Katy, Briargrove, and the Energy Corridor.
How many suites are available at the Houston location, and what sizes are offered?
Our Houston Royal Oaks location has 59 private suites. Suite sizes vary, so availability and specific dimensions depend on what's currently open. We recommend scheduling a free tour to walk through available options and find the best fit for your service type and clientele.
Are there any current move-in specials at the Houston location?
Yes — we periodically offer move-in specials at our Houston location. Contact our leasing office at 281-207-0779 or schedule a free tour to ask about current promotions. Offers such as free weeks with a new lease are available from time to time.
Sugar Land – First Colony (ISS 1)
Where is the Sugar Land First Colony location and how do I get there?
Image Salon Studios at Sugar Land is located at 15315 Southwest Freeway (US-59), Sugar Land, TX 77478, inside First Colony Commons. It's easily accessible directly off US-59/Southwest Freeway — a major artery connecting Houston to Fort Bend County. From Houston, take US-59 South toward Sugar Land and look for First Colony Commons on the right, just past Highway 6. From Fort Bend, head north on US-59 and the location will be on your left near the First Colony Mall area.
Is there parking at the Sugar Land First Colony location?
Yes, our Sugar Land First Colony location offers free private parking in the First Colony Commons lot directly adjacent to the building. There is ample space for both tenants and clients. The lot is accessible 24/7, which aligns with our around-the-clock building access policy. We also have a convenient curbside drop-off and pick-up area with a ramp — ideal for clients with walkers, wheelchairs, or limited mobility. Many of our tenants appreciate this feature for their elderly clients and those arriving from retirement communities.
What nearby amenities are close to the Sugar Land First Colony studios?
The location is surrounded by a wide variety of dining, retail, and services within First Colony Commons and the greater First Colony area. First Colony Mall is just minutes away, along with major grocery stores, restaurants, and banks. Being on the Southwest Freeway gives clients from Stafford, Missouri City, and the greater Fort Bend County area easy access with minimal traffic.

Our Sugar Land First Colony location (ISS 1) at 15315 Southwest Freeway has 97 private suites — our largest location. With this many studios, there's a good chance we have availability when you're ready to move. Suite options vary by size; schedule a tour to see current availability and find the right fit for your business.
Are there move-in specials at the Sugar Land First Colony location?

Sugar Land – ISS 2 (First Colony Commons)
Where is Image Salon Studios 2 (ISS 2) located?
Image Salon Studios 2 (ISS 2) is at 15421 Southwest Freeway, Sugar Land, TX 77478 — just a short distance from our ISS 1 location at 15315 Southwest Freeway, also within the First Colony Commons area. Both are easily reached from US-59/Southwest Freeway. It's a newer, boutique-style building that complements our larger ISS 1 location nearby.
Is parking available at ISS 2?
Yes, free parking is available for tenants and clients at ISS 2. The parking lot is accessible at all hours, consistent with the 24/7 building access offered to all tenants.
What makes ISS 2 different from the other Sugar Land location?
ISS 2 is a smaller, more intimate studio community with 26 private suites, giving it a boutique feel. The studios feature sliding glass doors that create an open, modern atmosphere. It's ideal for beauty professionals who appreciate a calm, peaceful environment while still benefiting from the same amenities — 24/7 access, private lockable suites, Wi-Fi, and on-site management support.
What suite sizes and availability can I expect at ISS 2?
ISS 2 has 26 private suites with varying sizes. Because it's a smaller location, suites can fill quickly. We recommend reaching out soon or scheduling a tour to check current availability. Contact us at 281-207-4159 to get the most up-to-date information.
